An extension is the biggest single change most homes ever go through. It needs a builder who knows the structural side, the planning side and the finishing side — not three separate trades each blaming the other when something doesn't line up.

We work directly with architects and structural engineers (or recommend ours) and run the whole job from groundworks through to second-fix joinery and decoration. That means one point of contact, one programme, and one team accountable for the result.

Most of our extensions are in Maidstone, Tonbridge, Sittingbourne, Rochester and the surrounding Kent villages — though we travel further for the right project. Get in touch with your plans (or a sketch on the back of an envelope) and we'll come out for a free site visit.

How long does a typical single-storey extension take?

Most single-storey rear extensions run 10 to 14 weeks on site, from groundworks to final decoration. Larger or more complex builds — wraparounds, steel-heavy open-plan layouts — can run 16 to 20 weeks. We'll give you a realistic programme up front, not an optimistic one we know we'll miss.

Do I need planning permission for an extension?

Smaller rear extensions often fall under permitted development, especially on detached and semi-detached homes. Larger or two-storey extensions usually need full planning. We'll tell you which applies on your site and can liaise with your architect or recommend one.

Can you build to my architect's drawings, or do you need your own?

Either works. We're happy to work to drawings you already have, and we'll flag anything we'd build differently before we start. If you don't have an architect yet, we work with several in Kent we can introduce.

How much does an extension cost in Kent?

Single-storey rear extensions in Kent typically land between £2,000 and £3,000 per square metre for the build, before kitchens, bathrooms or specialist finishes. We give a fully itemised quote after a site visit so you can see exactly where the money goes.

Do you handle the building control sign-off?

Yes. Building control inspections are booked, attended and signed off as part of the job. You'll get the completion certificate at handover.
