Loft Conversions
Loft conversions are one of the highest-value changes you can make to a Kent home. We handle the full build — structural, insulation, windows, staircase, plumbing, electrics, plastering and decoration — start to finish.
What's Involved
Loft Conversions across Kent.
A good loft conversion adds a usable bedroom (often with an en-suite) without losing garden space or footprint. The catch is that it's a complex build squeezed into a tight space — and the work above your existing ceiling has to be done without trashing the rooms below.
We've completed dormer, hip-to-gable, L-shape and Mansard conversions across Kent. Each starts with a survey to confirm what your existing roof structure can take, what staircase position works, and where the building regs will land you on insulation and fire-escape.
From there we handle everything: structural steels and timber, dormer construction, Velux installation, plasterboard, plumbing rough-in, second fix and final decoration. Most jobs run 8 to 12 weeks on site.
Frequently Asked
Common questions
Will my loft work for a conversion?
Most pitched-roof homes built after 1960 work for a loft conversion, but the head-height under the existing rafters is the deciding factor — we look for at least 2.2m at the apex. We'll do a free survey and tell you straight whether it's viable.
Do I need planning permission for a loft conversion?
Many loft conversions fall under permitted development, but dormers facing the road, listed buildings and conservation-area properties usually need full planning. We'll confirm which applies before quoting.
How much disruption is there inside the house?
Most of the structural work happens above your existing ceiling and is reached via external scaffolding. The big internal disruption is the staircase install and the breakthrough — usually one to two weeks where the upstairs landing is affected.
How much does a loft conversion cost?
A typical dormer loft conversion in Kent runs £45,000 to £75,000 depending on size, finish and whether you're including an en-suite. Hip-to-gable and L-shape conversions cost more because there's more structural work involved.
